三井不動産レジデンシャル（本社・中央区、嘉村 徹社長）は2024年2月22日、「2023年度東京エコビルダーズアワード」の「リーディングカンパニー賞」と「ハイスタンダード賞」の2つを受賞したと発表。同アワードは環境性能に優れた建築物の普及に熱心な事業者を讃えるもので都が主宰、2025年度からスタートする「建築物環境報告書制度」 を側面から応援する。
今回は2023年8月1日～10月31日の期間内に建築確認済証が交付された、都内の中小規模新築物件（延床面積2000㎡未満の規格建築物）の実績がある事業者が対象。
同社の受賞内容は次のとおり。
【リーディングカンパニー賞】
同賞内の「断熱・省エネ性能部門」での受賞で、建築物環境報告書制度で定める断熱性能・省エネ性能基準を達成し、環境性能の高い住宅などの普及に向け、より先進的な取り組みなどを実施する事業者が選定基準。その中でも同社は、「断熱等級5」「一次エネルギー消費量等級6」を必須化し、供給する戸建建売住宅の全てにおいて、外皮などの強化を図っている点が評価された。また周辺環境との調和を重視しつつ、各住宅や街並み、周辺地域と統一感のある植栽に努める点も注目された。
【ハイスタンダード賞】
同賞では「断熱・省エネ性能部門」「再エネ設備設置量部門」の2つを受賞。前者は、同制度で定める断熱性能・省エネ性能基準を、制度開始前に先行して達成するという、取り組みへの”本気度”が特に伺える事業者が対象。
同社は2013年3月から「スマートハウスプロジェクト」への取り組みをスタート。家庭用燃料電池（FC）「エネファーム」の全戸（東京ガス管内）標準採用（2014年3月～）、断熱性能の強化・室内空気環境などに着目し「省エネ」「健康配慮」「安心・安全」「室内の快適性」実現のための性能を兼備した「スマートウェルネス住宅プロジェクト」（2015年9月～）、スマートウェルネス住宅の断熱性能を「Ua値0.6以下＝断熱等級5」（2018年9月～）などの取り組みが高評価。 後者は、表彰対象期間に該当する都内の戸建建売住宅で、「ZEH」「Nearly ZEH」採用率が100％（太陽光パネル設置率100％）である点が評価された。

Mitsui Fudosan Residential Achieves Double Victory at Tokyo Eco-Builders Awards
Mitsui Fudosan Residential (Headquarters: Chuo-ku, President: Toru Kamura) announced on February 22, 2024, that it has won two awards at the “2023 Tokyo Eco-Builders Awards”: the “Leading Company Award” and the “High Standard Award”. The awards recognize businesses enthusiastic about promoting buildings with excellent environmental performance, and are sponsored by the Tokyo Metropolitan Government, aiming to support the “Building Environmental Reporting System” starting from fiscal year 2025.
The award targets businesses with achievements in small to medium-sized newly constructed properties in Tokyo (with a floor area of less than 2000 square meters) certified between August 1 and October 31, 2023. Mitsui Fudosan Residential’s awards are as follows:
● Leading Company Award:
In the “Insulation and Energy Efficiency Performance” category, the company achieved the insulation and energy efficiency standards specified by the Building Environmental Reporting System. It was recognized for its advanced efforts towards promoting environmentally friendly housing, requiring “Insulation Grade 5” and “Primary Energy Consumption Grade 6” as mandatory standards for all its single-family homes. The company’s focus on harmonizing with the surrounding environment through cohesive landscaping for each home and neighborhood was also highlighted.
● High Standard Award:
This award comprises two categories: “Insulation and Energy Efficiency Performance” and “Installation of Renewable Energy Facilities”. The former acknowledges businesses demonstrating a high level of commitment by achieving insulation and energy efficiency standards before the system’s initiation. Mitsui Fudosan Residential began its “Smart House Project” in March 2013, focusing on initiatives such as the standard adoption of household fuel cells (FC) “EneFarm” (within Tokyo Gas’ service area) and enhancing insulation performance to realize energy efficiency, health considerations, safety, and indoor comfort.
The latter category recognizes the company’s 100% adoption rate of “ZEH” (Net Zero Energy Housing) and “Nearly ZEH” standards, including a 100% installation rate of solar panels, in detached single-family homes in Tokyo during the award period.Overall, these awards commend Mitsui Fudosan Residential’s proactive measures and commitment to environmental sustainability and energy efficiency in its residential developments.
